Key Benefits
- This is a large flat, some 100m2, overlooking the
marina
- The building is an ex- port-authority building and is
in pretty good condition - the outside has been renovated recently and there
are also plans to do up the communal inside areas soon
- It is large, has two good sized bedrooms, a large
lounge, a large kitchen and dining area, a sea-facing balcony and a terrace
at the back.
- It is very close to the water's edge in Lapad
- It has pretty good views of the harbour and is very
close to Lapad, a nice area of the town, with some very nice old, villas and
municipal buildings
- There are plans to re-develop the marina and
apparently the contract has been signed with a British firm
- As part of the re-development, the road in front of
the flat will be closed to traffic and pedestrianised (the traffic will be
routed through the rest of the town, in which case the flat would have a
great location
- There is a nice roof terrace which is nicely looked
after and the building seems to be improving
- There are plans to make car parking space at the
back, with one space per flat
- It is close to the university and could be let to
students over the winter
- It has a lot of potential, especially if the road out
front is pedestrianised
Key Drawbacks
- The flat would need extensive work - complete
refurbishment.
- The layout of the flat as it is does not make the
best available use of the space
- The road which currently passes in front of the flat
is very busy - it is currently one of the main routes out of Dubrovnik
- The building is divided into two entrances - with
different management companies for each entrance - the adjacent
building is quite scruffy at present
