Key Benefits
- This is a large old house which would have been built
for a rich family in Dubrovnik for them to spend the summer in - the area it
is in, Dubrovacka Rijeka, is cooler, as it is in more open countryside, next
to the river Ombla
- The proprty is very large. It consists of the main
house and a smaller, barn, which in itself is big enough for a decent sized
holiday home
- It has a large garden, currently divided into 2
parts, an inner walled courtyard and patio and a separate open garden that
the neighbours currently use as a vegetable plot(!). It would be possible to
build a wall around the rest of the garden and create a parking space in the
grounds
- It is close to the water's edge in Rijeka
Dubrovacka
- It has pretty good views of the surrounding
countryside and I could not foresee anything else being built in front of it
- There are a lot of original features still in the
house, flag stones in the main hallway and a stone staircase leading to the
first floor
- The original floor boards and the floors themselves
look to be in good condition
- The roof looks reasonably sound, but could do with
some work. The structural fabric of both buildings looks sound enough
- The rooms themselves are all large and have good
views, either over the garden or the surrounding hills
- On each floor there is a large landing with storage
area. It would be easy enough to make a bathroom on both the upper floors.
- There is plenty of storage space in the attic and in
the barn and surrounding outhouses
- There are several large original stone olive oil vats
in the barn as well as some original furniture. There is plenty of stone to
rebuild the garden walls and the house is not overlooked from the sides.
- It would be possible to make 2 separate houses out of
the property, although the gardens and access would be shared
Key Drawbacks
- The house needs complete renovation, although the
fabric of the house looks sound enough
- Unfortunately the owners sold the adjacent stables a
couple of years ago and a new house is being built. This house however does
not have any windows overlooking the plot and is only 2 stories high.
- There are a lot of unfinished houses in the village
which are quite ugly. This seems to be a feature of many, if not most,
villages in Croatia. As people get more money these villages will be
prettified. In most cases the houses are rendered and painted white or an
outer layer of stone is added
- The village roads are very narrow and access is not
easy
- If anything the property is possibly too large..
