Key Benefits
- The property's biggest attraction is the location. It
is situated on a hill near the old hilltown of Groznjan and has great views
over the surrounding countryside. Groznjan has been taken over by artists
and musicians and is well-known throughout Croatia for its artistic
environment.
- It
is about only 12 miles from the Slovenian border so has good access to the
airport at Trieste - when the Y road is completed in a few years the journey
will be about an hour
- The nearest coastline is at Umag, a 20 min drive on a
good straight road from Buje -
- The house has two floors with large living area
downstairs and a terrace upstairs. Part of the house is new, but there
is a sizeable old section. It is end of terrace so is quite private
- There is a large, but concrete, terrace which has
great views of the surrounding area, including back over towards Groznjan
- The village is very quiet and peaceful and the houses
around it are all residential. It is at the end of a cul de sac with a nice
little green and mulberry tree in it.
Key Drawbacks
- The house needs work doing to it, although I cannot
say how much as I have not seen inside it yet
- The garden is not large, although it is very private, and it
would not be feasible to
put a pool in
- The access to the house from Buje is up a winding
road. Currently this is one of the main access routes into Croatia so would
be quite busy. Once the Y road has been built this should relieve a lot of
the traffic congestion.
- It is quite far North so it is about an hour and
twenty minutes journey to the other end of the province. Porec is about 45
mins away.
